REAL ESTATE: Consist of 3br/2ba wood and rock siding home w/single car garage, fenced-in large shaded backyard w/a 20'x30' shop or storage building. It is in a very nice neighborhood conveniently located near I-30 and Benton. The home was built in the 70's and the inside needs updating. Due to health reasons of the owner, the family must sell this property. Real estate will be offered first at 10:00 a.m., followed by the personal property.

PERSONAL PROPERTY: All personal property will sell to the highest bidder on auction day. 1986 Ford Bronco II XLT, 1976 Dodge pickup w/short step side bed, 1990 Volvo station wagon car. All the vehicles are not running at this time. They have been sitting for two years. Bodies are good. Shasta 32' bumper pull camping trailer (needs work), two 14' alum. boats and trailers, 6.6 Johnson motor, two garden tillers (one rear tine), Honda Elite scooter, electric concrete mixer, push mower, lawn cart, wheelbarrow, metal storage cabinets, patio furniture, treated board fence lumber, cage for animals, 50' of 4' chainlink fence, misc. household items, washer, dryer, Kenmore freezer, computer desk and chair, recliner, couch, stereo, lamps and end tables, several quilts, keyboard, fish tanks, lots of misc. household items in boxes.

TERMS: There will be a 10% Buyer’s Premium charged on both real estate and personal property. We will require $5,000 earnest money down day of auction on real estate. Balance due at closing on or before 45 days. Cash, good check, Visa, MasterCard, or Discover.

VIEWING: See photos on our website. Auctioneer will be on site Sunday afternoon, October 24th from 2 till 4 for you to inspect the real property, or 8 am day of auction.

1. Q. What is the size of the property?

A. The lot is approximately 120'x286'.

2. Q. What is the size of the house?

A. It has approximately 1593 sf of living area with 3 bedrooms and 2 baths.

3. Q. What are the total real estate taxes?

A. 2009 taxes were approximately $838.13 before the Homestead Credit of $350.00.

4. Q. How will the real estate be sold?

A. It will be sold subject to owner’s confirmation. However, owner is very motivated to sell this property.

5. Q. Do you offer any warranties or guarantees on this real estate?

A. Owner will guarantee you good, clear title by providing title insurance and warranty deed. Other than that, the property sells "as is, where is."

6. Q. Is there any special financing offered?

A. No, this is a cash sale. We will require $5,000.00 earnest money day of auction. Balance due at closing in 45 days. If you need to obtain financing, this should be done prior to the auction. If you can not get the balance needed by closing, you will lose your earnest money.

7. Q. What will be the Buyer’s closing costs?

A. Buyer will pay ½ of closing fee plus $3.30 per thousand for stamps (State Transfer Tax), and $20.00 to record the deed.
