SELLING @ 10:00 AM  – 1025, 1104, 1105 & 1109 EDWARDS ST, MALVERN, AR.  NOTE: These properties are owned by out-of-state owners. They are not able to look after the properties, and have decided to sell them. Their loss is your gain. They all need cleaning up and some TLC. Four properties and a small amount of personal property.

1104 Edwards – This is a 1492sf home built in the 60s. It has two electric meters and has been used as a duplex. The home is full of misc. furniture and appliances that will be offered separately day of auction. The home has been ransacked. It will sell that way. The portable carport out front will be sold separately from the real estate.

1109 Edwards – This is a 760sf home. It is currently rented for $350 per month.

1105 Edwards – This is a 844sf home built in the 60s. There is a two-story structure on this same lot that is in poor condition.

1025 Edwards - This is a 1464sf home that has been ransacked, but it looks to be in sound condition.

SELLING @ 12:00 NOON – 1703 EVANS ST – This is a 1184sf wood-frame home w/a single carport, selling for an estate w/court approval.

TERMS: There will be a 10% buyer’s premium added to the final bid on the real estate and personal property. We will require $1,000 down day of auction as non-refundable earnest money on each property. Balance due at closing in 30 days. All personal property is to be paid in full on auction day.
