LOCATION: The property is located in Section 34, Township 4N, Range 14W in Pulaski County, AR, approximately 5 miles upriver from the Little Rock Yacht Club, part of the smaller island behind “Beaver Dam Island” (Ross Hollow Road, Roland, AR).
The island features sandbars/beach and wildlife (deer, turkey, ducks). This is the perfect outdoorsman retreat or river camp.

1. Q. What is the size of the property?
A. The property consists of 48 acres. 38 acres of this is usable island and 10 acres are water, of which you will have the ownership rights.
2. Q. How is the property accessed?
A. Access is by water only. There is one way in and one way out.
3. Q. Are there any flooding issues?
A. Ariel photos show that during high water, the island does not submerge.
4. Q. What are the real estate taxes?
A. The 2019 estimated taxes are $34.52.
5. Q. Do you offer any warranties or guarantees on this real estate?
A. Owner will guarantee you good, clear title by providing title insurance and warranty deed. Other than that, the property sells “as is, where is.” The property will not be surveyed. Buyer will be getting whatever rights the owner has in the property, however, owner will retain all mineral rights.
6. Q. Is there any special financing offered?
A.No, this is a cash sale. We will require $5,000.00 earnest money day of auction. Balance due at closing in 45 days. The earnest money is non-refundable so please make your financial arrangements prior to bidding on this property. If you can not get the balance needed by closing, you will lose your earnest money.
7. Q. What will be the Buyer’s closing costs?
A.Buyer will pay ½ of closing fee plus $3.30 per thousand for stamps (State Transfer Tax), and $25.00 to record the deed.
8. Q. When and where will closing take place?
A. On or before 45 days after the auction by Attorney’s Title Group.
9. Q. Is there a Buyer’s Premium and what is it?
A. Yes, a 10% Buyer’s Premium will be added to the bid price to determine the total contract price.
